How we read it

How we read these deals

  1. 01

Companies and trusts are who we lend to.

Every Titan loan is to a company or trust borrower, for a business purpose. We don't lend to individuals in their own name.

  2. 02

    Several entities, one deal.

Our Dover Heights deal had a company borrower with three trusts and four guarantors behind it, on one first mortgage.

  3. 03

    A guarantor overseas, planned for.

On our Burnside deal we built the offshore guarantor's independent legal advice into the plan from day one.

    Read the deal

    The scenario

A company borrower, with three trusts and four guarantors behind it, held a house in Dover Heights carrying an existing facility and an outstanding ATO position.

    The catch

Most lenders want a tax debt resolved before they will look at a deal. This borrower needed the funding in order to resolve it.

    How we read it

Valued at $8M, the security carried both debts comfortably. We paid the existing lender and the ATO directly at settlement, so neither had to be solved first.

$4.42M settled at 55.25% LVR. The existing facility and every ATO liability were cleared from one first mortgage.

    The scenario

A straight purchase through an established developer, with the guarantor behind it based overseas.

    The catch

An offshore guarantor needs independent legal advice arranged first, a step that stalls most bank timelines.

    How we read it

Built the offshore legal advice into the plan from day one and assessed the deal as a standard purchase.

Credit approved in 8 days. Settlement proceeding as a straight purchase, offshore guarantor included.

Questions brokers ask

The short answers.

If yours isn't here, call 1300 304 770.

Who can be the borrower?

A company or a trust, borrowing for a business purpose. We don't lend to individuals in their own name, or for consumer or personal purposes.

Can there be several trusts and guarantors behind the deal?

Yes. Our Dover Heights deal had a company borrower with three trusts and four guarantors behind it, all on one first mortgage.

Can a guarantor live overseas?

Yes. On our Burnside deal the guarantor was based overseas, and we built their independent legal advice into the plan from day one.

What do the guarantors need?

At least one guarantor needs a credit score of 550 or above. Beyond that, a person in credit reads the whole deal.

Do you need to verify income?

No income verification is required. We assess the security and the exit, not a servicing calculator.

What does it cost?

Standard Term rates start from 7.95%, with a line fee of 0.10% per month. The establishment fee is set per deal and your RM confirms it with the indicative terms. There is no exit fee, and brokerage is paid once, on settlement, with no clawback.

Rates and fees are indicative, current as at October 2026, and subject to Titan Capital's credit assessment. Business purpose lending only. Terms and conditions apply.
