How we read it

How we read these deals

  1. 01

One line on the purpose is enough.

Tell us what the funds are for. If it's business, such as working capital, stock or clearing debt, we can lend on it.

  2. 02

We lend on the property, not the payslips.

No income verification. A person in credit reads the deal and assesses the security and the exit.

  3. 03

Refinance and release in one settlement.

Pay out the existing lender and release the extra cash from the same first mortgage.

    The scenario

    The catch

Short-term business debt stacked against one property, and a project that still needed cash to finish.

    How we read it

Assessed on the security and the exit. We paid the ATO and both lenders directly at settlement and released the balance as working capital.

    Read the deal

    The scenario

A company borrower, with three trusts and four guarantors behind it, held a house in Dover Heights carrying an existing facility and an outstanding ATO position.

    The catch

Most lenders want a tax debt resolved before they will look at a deal. This borrower needed the funding in order to resolve it.

    How we read it

Valued at $8M, the security carried both debts comfortably. We paid the existing lender and the ATO directly at settlement, so neither had to be solved first.

$4.42M settled at 55.25% LVR. The existing facility and every ATO liability were cleared from one first mortgage.

  • ATO debtMorayfield, QLDRefinance and equity release

Bank debt, a caveat and an ATO debt. Cleared in one facility.

    Read the deal

    The scenario

A construction business needed to refinance its mortgage, pay out a business caveat and clear an outstanding ATO debt.

    The catch

Three separate creditors sitting behind one property, one of them the ATO. Most lenders won't touch live tax debt.

    How we read it

Assessed on the equity, not the debt list. One facility to refinance, pay out the caveat and clear the ATO.

$727.5K settled in 7 days. Bank refinanced, caveat paid out and the ATO debt cleared, all from one facility.

  • RefinanceBelfield, NSWRefinance and cash out

The incumbent lender wouldn't move the date. We settled in 9 days.

    Read the deal

    The scenario

A refinance with cash out against a $2.4M property, with the incumbent lender demanding payout on a fixed date.

    The catch

A hard deadline from the outgoing financier. Miss it and the borrower was exposed.

    How we read it

Moved the deal through credit and settlement inside the deadline at a conservative LVR, releasing extra cash.

Settled in 9 days. Deadline met, $956.6K facility in place and extra cash released.

Questions brokers ask

The short answers.

If yours isn't here, call 1300 304 770.

Is this a reverse mortgage or a seniors' equity release?

No. This is a short-term business loan to a company or trust, secured by a first mortgage. We don't lend for personal or consumer purposes.

What can the released funds be used for?

Any business purpose: working capital, stock, clearing ATO or other business debt, or funding a project. We need the purpose in a line, as on our Burton deal above.

How much equity can be released?

Up to 75% LVR on Standard Term, less any debt being paid out at settlement. Mega Loan and Land Plus go to 60%. Loans run from $200,000 to $15,000,000 across the three products.

Do you need to verify income?

No income verification is required. We assess the security and the exit, not a servicing calculator. At least one guarantor needs a credit score of 550 or above.

Can we refinance the existing loan at the same time?

Yes. On our Belfield deal we refinanced the incumbent lender against a fixed payout date and released extra cash in the same settlement, inside the lender's deadline.

What does it cost?

Standard Term rates start from 7.95%, with a line fee of 0.10% per month. The establishment fee is set per deal and your RM confirms it with the indicative terms. There is no exit fee, and brokerage is paid once, on settlement, with no clawback.

Rates and fees are indicative, current as at October 2026, and subject to Titan Capital's credit assessment. Business purpose lending only. Terms and conditions apply.
